A loft conversion is one of the best value ways to add a bedroom. We strip the old roof covering, put in new steels and floor joists, frame the dormer, then re-tile, tile-hang and lead-flash it so the new roof matches the rest of the house.
Inside, we fit the new staircase so it feels like part of the house rather than an afterthought, insulate to current Building Regulations, and handle the plumbing, electrics, plastering and joinery for the new rooms and en suite.
Many loft conversions fall under permitted development (40 cubic metres of extra roof space on a terraced house, 50 on a semi or detached), but not all. We'll check yours at the survey.

Loft conversions: common questions
Will my loft be suitable for a conversion?
The main check is head height: you generally need around 2.2m from the top of the ceiling joists to the underside of the ridge. Lower roofs can sometimes still work with a dormer or by lowering ceilings. We'll measure it at the free site visit.
How long does a loft conversion take?
Most dormer conversions take around 6 to 10 weeks. The roof is opened for the shortest time possible and kept watertight under scaffold sheeting throughout.
Do I need planning permission for a loft conversion?
Many fall under permitted development, within the volume allowance and without extending beyond the roof slope facing the road. Conservation areas and flats need permission. Building Regulations approval is always needed, including for fire safety on the new stairs.
